Fresh plans have been submitted to transform a disused building in the heart of Braintree into a modern home following a previous bid being rejected.

The proposal seeks permission to convert a vacant commercial building behind 76 High Street into a one-bedroom, two-storey home.

The proposal follows the refusal of an scheme earlier this year, which had aimed to add an additional storey to the building.

That application was rejected due to concerns over the visual impact of the roof extension, particularly its effect on views towards nearby listed buildings and the introduction of dormer windows in what is considered a functional rear High Street setting.

Instead of a full additional storey, the applicant is proposing a pitched slate roof to replace the existing flat felt roof.

The design reduces the visual impact by lowering the rear wall height and incorporating conservation-style rooflights rather than multiple dormers.

Under the new proposal, the building would retain much of its current height at the front, with a ridge height ranging between approximately 5.2 and 6 metres due to the sloping ground.

This is said to be comparable with neighbouring properties, including those in St Michael’s Lane.

Internally, the scheme would create a one-bedroom dwelling.

The ground floor would provide an open-plan kitchen and living space, while the new first floor would include a double bedroom, bathroom and small study area.

Access between floors would be provided by a new staircase.

The site, located to the rear of the High Street and accessed via St Michael’s Lane, currently comprises a single-storey vacant commercial unit.

The applicant also plans to include a car port by removing part of the existing brickwork, along with space for bin and cycle storage.

According to the planning statement, the revised scheme aims to deliver a more sympathetic development that enhances the building’s appearance while respecting its historic surroundings.

The application is currently pending consideration by Braintree District Council.
