AMENDED plans to demolish a pub and build a three-storey apartment block for over-55s look set to be approved.

Warrington Housing Association (WHA) wants to knock down the former Penketh Tavern, on Greystone Road, to deliver the scheme.

The application will come before the development management committee at the Town Hall on Wednesday.

Penketh Parish Council has objected as it believes the height of the building will result in it being out of character with the surrounding development, which includes bungalows.

Some residents have objected as they believe the loss of a locally listed building would have a detrimental impact on the aspect of the area, as well as fears over traffic.

Amended proposals were negotiated and submitted by the applicant and have resulted in changes to the original submission.

They include changes to the design to provide additional ‘architectural detailing’.

A total of 33 car parking spaces are proposed, along with the provision of 30 cycle spaces.

As previously reported, the site has had the grave of a soldier in its grounds.

The building and a war memorial in its grounds have been identified in the local plan core strategy as being locally listed.

It has been highlighted by planning officers in a report for the committee.

They said: “The war memorial, which is locally listed, has already been relocated to the nearby Heathside Mews Care Home, following discussions with the family members of those recognised on the memorial.

“Therefore, the proposal will not have an impact upon the significance of this non-designated heritage asset.”

WHA secured Homes England investment partner status in 2018.

The report says as an investment partner, it is important that WHA are able to deliver the new homes in Greystone Road by March 2021 to ensure grant funding is not lost.

The application is recommended for approval subject to conditions and a section 106 agreement.
