PLANS for a seafront development on the site of a landmark Southend pub are set to be unveiled.

Final details of the proposals for Clifftown Shore, in Western Esplanade, have been revealed following a successful public consultation last month.

The development will see the structurally-unsound Esplanade pub knocked down and the site transformed into 49 apartments, a café and restaurant.

James Struth, director of Beyond the Box Developments, which is behind the plans, said residents’ views had been vital in their final vision.

He said: “The public consultation was a great success and I want to thank everyone who took the time to speak to us about Clifftown Shore, both at the consultation and afterwards.

“The consultation was widely advertised and as a result we have had excellent feedback, which has really helped us to confirm and shape our plans.

“This valuable feedback has enabled us to do exactly what we wanted and put in place plans which everyone will be able to enjoy.”

At the consultation, residents said they were concerned about the possibility of their views being obstructed because of tall trees to the back of the development.

Mr Struth said these would be changed to smaller ones to allow unimpeded views of the seafront. He said: “We always find residents’ feedback to be incredibly helpful and this consultation has been no exception.

“We are passionate about minimising the long-term environmental impact of Clifftown Shore.

“Because of this, a green, living roof will cover the entire building, again improving views, and all dead and decaying trees will be removed and ten new trees planted to give the Cliff Gardens a vibrant, new lease of life.

The development will be the same height and depth as previous plans which were given planning permission by Southend Council, but were not considered viable.

It will not take up any existing green open space and construction traffic will be on Western Esplanade so local residents are not disturbed.

If given the go ahead, every home will have a dedicated parking space for both car and bike, so the already pressured parking along Western Esplanade will not be impacted.

Beyond the Box Developments also bought neighbouring Marriotts Fish and Chip Shop for the scheme.

The plans are expected be submitted by Christmas, and structural engineers have already assessed the site and completed extensive tests, designing the ground work which will stabilise the cliffs from slippage.

Mr Struth added: “We are looking forward to the next stage.”
