Up to 45 homes could be built in Braintree if a planning application is successful.

Developer Manor Oak Homes submitted the application to Braintree Council on Friday, requesting outline permission to build the homes on land north of Rayne Road.

The applicant proposes a 30 per cent allocation of affordable housing, specifically four three-bedroom houses and two two-bedroom houses.

For standard market housing there would be 31 houses with a mix of two, three and four bedrooms.

The planning application said: "At committee, the phase one scheme was strongly endorsed as representing a sensitive and well-planned solution for the delivery of the site, one that would result in a significant addition to the district's housing stock.

"The current application should not be considered any differently - it comprises a low density residential development providing a mix of both market and affordable homes set amongst a high level of public open space, substantial landscaping and habitat improvements."

The development is the second phase of a larger scheme, with the first phase consisting of 127 homes on a site owned by Redrow Homes (Eastern) Ltd.

A decision on this application has not yet been made.

An application fee of £9,757 has been paid to Braintree Council and there is a determination deadline of May 18.
